Regular maintenance
Scheduled care for your pool or hot tub: cleaning, testing, equipment checks, and a consistent chemistry plan.
Treasure Valley · Star, Idaho
When it comes to swimming pool knowledge and complex water chemistry, experience is essential. You won’t find anyone in the Treasure Valley who has managed more pool and spa water than our team.
Before this, we built a business with five pool stores and maintained over 1,200 residential and commercial clients every single week. We know exactly what it takes to deliver truly healthy, properly balanced water that keeps swimmers safe, protects your equipment and stays crystal clear.
Today, we bring that expertise to a focused service for local property managers and families. Give us a shout for a free estimate.

For HOA boards, property managers, and commercial operators
A community pool is supposed to be an amenity. Too often it is a closed gate, cloudy water, and another vendor who does not call back. That is the problem we exist to fix.
You should not have to manage the pool company. We run the chemistry, the visits, and the communication so residents stay in the water and you stay out of the fire drill.
What we do
Organized systems, exact chemistry, and thorough maintenance — so your pool gets individual, worry-free attention every time we are on site.
Scheduled care for your pool or hot tub: cleaning, testing, equipment checks, and a consistent chemistry plan.
We hold the Langelier Saturation Index between −0.3 and +0.3 so water stays clear, healthy, and kind to plaster and metal.
Spring start-up with time for the water to come in, and a proper winter close when temperatures drop.
When algae has taken hold, we bring the water back — then keep chemistry in range so it stays that way.
Community and hospitality pools need health-code compliance and a board that can see the work. We bid that work the same way we run a backyard route: exact chemistry, thorough visits, and a written trail.
How we care for water
The standard is simple: water that looks right, feels right, and protects swimmers, surfaces, and equipment. Chemistry is held in a working range so chlorine sanitizes instead of fighting phosphates, oils, and excess cyanuric acid.
We balance to the Langelier Saturation Index (LSI). Water outside a tight window eats plaster and metal. Inside that range, chlorine sanitizes and plaster and metal last.
Cyanuric acid belongs in a range. On commercial pools we hold 30–50 ppm. Over 100 ppm, we dilute, drain, and refill. It dramatically reduces chlorine effectiveness and it cannot be shocked away.
Excess cyanuric acid binds available chlorine, so a test kit can still report a residual while sanitizing power is greatly reduced. We say so in plain English, then fix it.
Weekly extras that keep chlorine focused on sanitizing, not on sunscreen and algae food:
Who we serve
Same chemistry standard. Same visit discipline. Different settings — your pool at home, or the community pool a board is responsible for.
A sparkling backyard oasis takes more than a weekly dump of chlorine. We treat your pool as its own system: test, balance, clean, and watch the equipment.
Most managers we talk to have constant issues: the water, the vendor, or both. We take that hassle off your plate. Invite us to bid on the community, apartment, hotel, or gym pool. This is an invitation to compare, not a request to replace anyone.
